These are the steps you will need to
undertake with us when buying a property in Croatia:
1. Contacting us for inspection and
viewing the land plot/property - If you are seriously considering buying a
property you should make sure you have enough funds available to cover
for reservation sum once you view the available properties. This
is usually in the region of £3000.00, payable in Euros. Usual
payments are in cash or by using and major credit card as well.
Bear in mind that clearance of the checks takes usually more than a week
despite the whole banking industry in Croatia being taken over by
German, Austrian or Italian banks.
2. Negotiation of the purchase price - We
are committed to provide you with the high quality property at the
lowest price possible on the market. Normally, we will not involve
in large negotiations about the price, indeed we will help you find the
best deal available. Nevertheless, in some circumstances we may be
able to assist you in lowering the price or adding additional feature to
the home. We will however notify you on our own if this should be
the case. Apart from that we are welcome to hear from you about
any suggestions you may have.
3. Optional choice for an independent
lawyer - We have an extreme knowledge of the local market and the legal
procedures necessary to complete the registration of the property.
We are also closely working with independent lawyers, most of who have
English speaking employees and they would be more than happy to assist
you. Nevertheless, if you wish to find your own lawyer, you are
more than free to do so and if you need any assistance from us in that
respect you are more than welcome to ask for it. In any way we will
do our best to ensure that all the legal requirements for the purchase of property are
met. All our properties are sold free of any encumbrances,
charges, liens or debt. All charges and contributions will be
covered before the offer is finalised.
4. Formalisation of the chosen offer -
Usually at this stage you would be required to deposit the money in a
bank account and secure the reservation of your chosen property.
5. Exchange of the contracts - Written
contract will be ready for the signature. Lawyer will have ensured
that the property is free of debts at this stage and all previously
agreed terms will be stated. It is customary at this stage to
agree the appointment by the notary office for the completion of sale
and to pay at least 10% of non-refundable purchase price.
6. Completion at the notary office - This
can be arranged already next day. You do not have to wait a week
or two to register your property as in other countries. The
purchase is finally completed once you sign the public title deeds
before a notary and transfer your full payment with the possession being
given to you.
7. Registration of the property at the
Land Registry - The notary finally passes the note of the title deed to
the local land registry. All formalities regarding your title
deeds are being handled by us or your lawyer as well as the registration
of the property by the local water and electricity supplier.
AT THE END DO CONSIDER THE FOLLOWING FEES WHICH
ALL TOGETHER SHOULD AMOUNT TO APPROXIMATELY 10-12% OF THE PURCHASE
